The Fastest Way Through Texas CE Is the Most Expensive One

The cheapest CE path costs you more than the price tag. You’re spending 10 mandatory hours every two-year cycle regardless of provider, and the only variable is whether those hours change anything about how you work.

The CE Shop real estate classes built an honest, scalable business around a real problem: Texas agents need to hit their hours without a lot of friction. Self-paced. TREC-approved. Finished over a weekend. That’s a genuine value proposition, and it serves a specific type of agent well.

The mistake is treating it as the default for everyone. When 10 mandatory hours run out the back of a laptop on a Sunday afternoon, they comply with TREC and accomplish nothing else.

What TREC Actually Requires

Texas active license holders renew every two years and need 18 hours of CE: 4 hours of Legal Update I, 4 hours of Legal Update II, and 10 elective hours. The Legal Updates cover TREC rule changes and contract updates. There’s no shortcut on those, and no meaningful quality difference between providers teaching them. Take them wherever you want.

The 10 elective hours are where the decision actually matters. TREC approves a wide range of topics and providers, and the distance between the best and the cheapest option is substantial.

When The CE Shop Real Estate Classes Are the Right Answer

If your Texas license is a backup option while your primary work is somewhere else entirely, fast and cheap is the honest answer. Compliance at minimum cost, no plans to build on the knowledge. That’s a rational call.

Same logic for a seasoned investor or agent who’s spent years closing creative deals and genuinely needs no new material. If you’ve closed 200 subject-to transactions and built your own lender network, a room full of practitioners isn’t going to hand you mechanics you haven’t tested. Handle the compliance requirement efficiently and keep moving.

That’s maybe 10% of licensed Texas agents. For the rest, the question worth asking before picking any CE provider is: what technique am I missing that would change the outcome of a deal I’ll see this year?

Ten Hours That Reflect What’s Actually Happening in Texas Real Estate

Black Sheep Convention runs September 25-26, 2026 at the Hilton San Antonio Hill Country. Ten hours of TREC-approved CE, 12 operators active in the Texas market right now, 10 classes across 5 class periods with two tracks running simultaneously so you pick what’s relevant to your business.

Will and Veronica Pritchett built a sizable rental portfolio on a firefighter’s income and an educator’s income combined. No large starting capital. No outside money. What they teach at Black Sheep is the actual playbook they ran: real lender types, real screening criteria, real numbers from transactions they closed. You can test the approach the following week.

An asynchronous online course can’t put a practitioner in the room who closed something similar to your situation last month, in the same Texas market, available to work through the specific piece that applies to your deal.

Ten hours of CE runs $399 for full in-person access at the Hilton San Antonio Hill Country. Live online is $99. No certification package to buy on the back end. No stage pitch for a five-figure coaching program. The CE credit, the content, and a room full of Texas operators doing what you want to do.

The Licensing Question That Keeps Investors Stuck

There’s a persistent belief in Texas investing circles that a real estate license creates compliance exposure that hurts deals. The evidence runs the other way.

When a cash offer falls through because the seller wants retail and your number is at 70 cents on the dollar, a license gives you a third move: list the property. You walk away with a commission. Without the license, you walk away with nothing.

The disclosure requirements and agency rules that worry investors are manageable. The skill gap they’re using to justify staying unlicensed is not. Creative financing, subject-to mechanics, wholesaling agreements, investor-side structuring, all of this sits alongside an active Texas license without conflict. A license doesn’t restrict your investing business; it adds a revenue channel you can’t access without one.

We want creative real estate recognized as a legitimate, productive part of the Texas market. The practitioners closing these deals fill gaps that traditional buyers won’t touch. That’s a service to the market, not a workaround of it.
